Residential unit transactions plunge

The number of building units and parking spaces that were bought and sold in the third quarter of 2017 reached 2,818 as per Stamp Duty record, amounting to MOP15.62 billion worth of transactions. This represented a quarter-to-quarter decrease of 38.6 percent and 48.1 percent, respectively.

Information from the Statistics and Census Service (DSEC) indicated that purchase and sale of residential units totaled 2,088, a decrease of 1,474 units; the total value amounted to MOP12.41 billion, down by 51.6 percent.

Among these, pre-sale residential units purchased and sold declined 63.3 percent to 251, and the total value dropped by 67.9 percent to MOP 2.42 billion.

Purchase and sale of existing residential units totaled 1,837, amounting to MOP9.99 billion, down by 36.2 percent and 44.8 percent, respectively.

Regarding the average price per square meter of usable area, the average price of residential units decreased by 4.8 percent quarter-to-quarter to MOP99,276 in the third quarter of 2017.

Among these, the average price of residential units in Taipa (MOP110,247) fell by 8.5 percent, mainly due to fewer high-value transactions for pre-sale residential units and building units completed within five years or less.

Meanwhile, the average price of residential units in Coloane (MOP130,875) dropped by 1.4 percent while the price of those in the Macau Peninsula (MOP93,334) rose by 3.3 percent.

The average price of pre-sale residential units increased by 4.5 percent quarter-to-quarter to MOP145,075 per square meter.

Most of the residential units that were bought and sold were located in Baixa da Taipa (103), followed by Coloane (51). The respective average prices per square meter were MOP173,218 and MOP132,587.

3,430 real estate purchase and sale contracts were signed in the third quarter of 2017, and the number of properties involved (3,513) fell by 14.7 percent quarter-to-quarter. Some 3,220 mortgage contracts were signed, and the number of properties involved (3,566) went down by 33.8 percent.
