The number and value of real estate transactions in the second quarter of 2016 rose significantly in comparison to the first quarter, owing to an increase in transactions of existing residential units.
The Statistics and Census Service (DSEC) said 3,882 building units and parking spaces were purchased and sold at a combined MOP19.13 billion in the second quarter of the year, as indicated by Stamp Duty records. Purchase and sale of building units and parking spaces went up by 101.3 percent and 126.5 percent, respectively, quarter-to-quarter.
The purchase and sale of residential units totaled 2,981 at MOP 15.28 billion, up by 145.3 percent and 175.2 percent quarter-to-quarter.
The average price of residential units increased by 7.6 percent quarter-to-quarter to MOP78,532 per square meter of usable area. The average price of pre-sale residential units rose by 13.9 percent to MOP107,227 per square meter; with the average price of those in Taipa, the Macau peninsula and Coloane rising by 20.1 percent, 12.9 percent and 10.8 percent respectively.
DSEC said many of the pre-sale residential units purchased and sold were in Coloane (88) and Móng Há & Reservatório (30), at average respective prices per square meter of MOP 104,720 and MOP 99,601.
The average value of existing residential units increased by 8.6 percent quarter-to-quarter to MOP 75,812 per square meter, with the average price of those in the Macau peninsula and Taipa rising by 9.6 percent and 4.1 percent, respectively.
The average value of office units increased by 2.5 percent quarter-to-quarter to MOP 100,030 per square meter, while that of industrial units decreased by 5.6 percent to MOP 41,391 per square meter.
Meanwhile, gross floor area of construction of new buildings in the private sector totaled 59 thousand square meters, providing 559 building units (534 of which are residential) and 347 parking spaces upon completion.
The gross floor area of completed buildings totaled 28 thousand square meters, providing a total of 71 units (51 of which are residential) and 59 parking spaces.
