By private initiative, urban renewal is underway in several areas of the city center, with at least two projects focusing on the redevelopment of two buildings, one located at Rua do Campo and the other at Avenida da Praia Grande currently under public consultation before being reviewed by the Urban Planning Committee (CPU).
According to information from the Land and Urban Construction Bureau (DSSCU), the two projects aim to rebuild from scratch the residential and commercial buildings situated at Avenida da Praia Grande Numbers 701-723 and Rua Formosa Numbers 12-14, as well as the building located at Numbers 343-351 of Rua do Campo and Calçada do Poço Numbers 1-1A.
The first project relates to a seven-story building previously used as one of the City University of Macau’s student dormitories. This building has returned for discussion at the CPU after the committee issued an urban conditions plan (PCU) in 2021. At the time, the committee authorized a major transformation of the building, with the conditions stating that the new building height could be tripled to up to 75 meters, with the number of stories ranging between 20 and 24.
Unlike the previous 2021 PCU that allowed for both residential and commercial use, the revised plan now designates the building for commercial purposes only.
Regarding the building located at Rua do Campo, the proposed conditions establish a maximum height of 20.5 meters, with the final two stories set back from the façade’s vertical alignment.
The new building should theoretically be able to accommodate twice the number of stories compared to the existing four. In contrast to the Praia Grande building, the conditions for this land plot allows for mixed residential and commercial use, consistent with its current usage.
Public opinions on the projects may be submitted to the DSSCU until December 6.
