Residential property sales decline in early August


Stamp duty data from the Financial Services Bureau revealed a slowdown in the residential property market in the first half of August 2025.
A total of 118 properties were sold, representing a 27.2% decrease from the 162 sales recorded in the same period of July.
All three main districts – Macau Peninsula, Taipa, and Coloane – experienced a drop in transaction volumes. Coloane saw the sharpest decline, with sales plummeting by 66.7%, falling from nine transactions in early July to only three in early August.
The Macau Peninsula recorded 96 sales, down 21.3% from July’s 122, while Taipa’s sales dropped 38.7% from 31 to 19.
Despite the decreased activity, average property prices per square meter showed varied trends. The Macau Peninsula’s average price rose 9.8%, reaching MOP82,734, up from MOP75,338 in July. However, Taipa and Coloane experienced price declines, with Taipa dropping 4.3% to MOP65,219 and Coloane falling 5.9% to MOP83,444. NS
