Residential price index up 1.9% quarter-over-quarter in Q2

The overall residential property price index in the second quarter (Q2) of this year was 192.4 points, up 1.9% quarter-over-quarter (q-o-q), the Statistics and Census Service (DSEC) reported.

Despite the q-o-q increase, the overall index in Q2 was still down 1.9% year-over-year compared with the same quarter in 2025.

According to DSEC, the increase was driven by the indices for existing residential units (205.0) and pre-sale residential units (245.1), which rose by 1.9% and 2%, respectively.

By location, the indices for existing residential units in the Peninsula (195.3) and Taipa & Coloane (244.7) grew by 1.9% and 1.8%, respectively, from the previous quarter.

Regarding building age, the indices for residential units in buildings five years old or less and those between six and 10 years old rose by 3.8% and 2%, respectively, while the index for those between 11 and 20 years old decreased by 2.3%.

Variations were also seen by the usable floor area of residential units, with indices for units with a usable floor area of less than 50 square meters and those with a floor area between 75 and 99.9 square meters increasing by 3.2% and 2.3%, respectively, q-o-q.

Year-over-year, as mentioned, the overall residential property price index decreased by 1.9%, with the indices for the Peninsula (190.6) and Taipa & Coloane (199.7) falling by 1.7% and 2.4%, respectively.

According to DSEC data, despite their higher market value, residential units in Taipa and Coloane have been more subject to price fluctuations. At the same time, units in the Peninsula have maintained more stable prices.

As the Times previously reported, citing official statistics, the overall residential price index declined by 9.4% in 2025, maintaining the downward trend this year, albeit at a slower pace.

Following the continued decline, the government abolished Macau’s long-standing property market cooling measures in mid-2024, eliminating special, additional and acquisition stamp duties and relaxing mortgage loan caps to revitalize the real estate sector.
